There are different ways to tokenize real estate and depending on the criterion, we can divide them into those carried out with:
- the participation of a trusted third party entered in the land register (e.g. a TRUST or SPV).
- with the participation of all original token purchasers by entering them in the land register on the basis of fractional co-ownership.
Depending on the type of tokenized right, we can also distinguish tokenization of:
- ownership of real estate
- possession of real estate
- right to collect benefits
The tokenization process usually involves the following stages:
Valuation of the property.
Issuing tokens representing shares in the property.
Distributing tokens among investors.
Acquiring ownership of the property directly by investors holding tokens or a trustee (trusted third party) appointed for this purpose.
Selecting a property operator or manager.
Managing the property and distributing profits through smart contracts.
Different types of properties can be tokenized. So far, typical commercial properties have been successfully tokenized, including:

Establishing management principles: Already at the tokenization stage (in the prospectus, white paper or investment agreement), it is determined who will manage the property, how decisions will be made and how profits and costs will be reported.
Ongoing responsibilities: The manager (company or individual) is responsible for, among other things:
rental management,
technical maintenance of the building,
payment of bills (utilities, insurance, property taxes),
accounting to investors, including the payment of dividends or rental income.
Transparency: Since most tokenization projects are based on blockchain, investors can easily track their shares (tokens) and check the financial results online. Some projects also provide management panels that show all costs and revenues related to the property.
Voting and strategic decisions: If voting is provided for (DAO or standard model with shareholder voting), investors have an influence on, for example:
the selection of a new manager,
setting the rent,
decisions on modernization and renovation,
possible sale of the property or refinancing of loans
the timing and amount of operating profits paid out
